Planning Permission for Home Extensions
Planning permission for home extensions depends on the size, design and location of your project. You may want a rear or side extension, a loft or roof conversion, new windows, an outbuilding or a conservatory. Some of these need planning permission. Others do not. We help you find out which applies to you.
When do you need planning permission for home extensions?
Many smaller projects can go ahead under permitted development rights, without a planning application. However, strict limits apply to size, height, materials and position. These rights do not apply to flats and maisonettes. In conservation areas, they are more limited.
An Article 4 direction or a planning condition can also remove permitted development rights. Listed buildings need listed building consent as well. So check these points before you start designing.
How we help with planning permission for home extensions
We know that getting planning permission can feel frustrating and confusing. So we keep it simple. First, we advise on what you need. Next, we produce and check the plans and documents. Then we submit your application, liaise with the Council and keep you updated until it makes a decision.
If the Council refuses your application, we can also help with planning appeals.
Certificates for permitted development
If your project is permitted development, we can apply for a certificate of lawfulness to confirm it. This is useful evidence when you come to sell.
Why the right permission matters
We recommend securing planning permission or a certificate for any work that needs one. Building without the right permission is risky. It can lead to planning enforcement action. Building Regulations approval is a separate matter from planning permission, and we can point you in the right direction on that too.
